JLL has a great opportunity to join our Retail Property Management Team in Taylor, MI. The Operating Engineer supports operation, inspection and maintenance processes to mechanical, HVAC, electrical and plumbing equipment and systems. Complete assigned tasks that include but are not limited to: painting, pressure washing maintaining lighting system bulbs/ballasts, plumbing, HVAC systems such as boilers, chillers, compressor and water tower, water treatment locksmith work and general maintenance Maintain work order system (CMMS) daily and complete any tenant service requests Monitor tenant improvements being made to electrical, plumbing, sprinkler and HVAC systems Monitoring the EMS systems Perform assigned preventive maintenance and inspection tasks. Support on-call or emergency response situations (if applicable) Troubleshoot all building systems, including electrical and pneumatic controls Comply with all safety procedures Participate in ongoing technical, safety, and operational process training programs Other projects and tasks to be assigned Read electric and water meters Fire Life Safety maintenance and testing (Critical systems including emergency power) Seasonal start up and shutdown

WHAT YOU BRING TO THE TABLE

·         3+ years of related work experience, especially in repair, maintenance, HVAC, plumbing, electrical or carpentry ·         Trade school education, union training, military service or college is desirable - Low pressure boiler operator license preferred - 3rd class refrigeration license preferred ·         Universal CFC EPA certification or interest in achieving within first year (with JLL assistance) ·         Experience using Microsoft Office (Word, Outlook, Excel, Teams) ·         Ability to lift up to 50 lbs ·         Comfort using ladders up to 30 feet tall ·         Ability to frequently climb, bend, kneel, lift and/or drive ·         Strong customer service skills ·         Low pressure boilers certification ·         Third Class Refrigeration certification #LI-DNI
