ESSENTIAL FUNCTIONS Ensure smooth operation and guest experience. Monitor compliance with state building codes, OSHA safety standards, and Fire Department regulations. Recruit, interview, and recommend prospective employees such as Engineers, Laborers, Painters, and Carpenters; evaluate performance and recommend discipline or rewards. Manage maintenance and operation of all equipment on the property, including refrigeration, air conditioning, fire alarm systems, boilers, power systems, and emergency generators. Adhere to hotel maintenance standards and mission. Direct maintenance staff and assign tasks efficiently. Manage budget and labor expenses effectively. Oversee the aesthetics of the building's interior and exterior, evaluate remodeling projects, and coordinate efforts. Schedule labor and materials for remodeling and refurbishing projects. Identify maintenance issues, initiate work orders, and follow up on deficiencies. Complete work orders and repairs, perform preventive maintenance, and maintain logs. Ensure proper use of office equipment, EMS, and Life Safety Systems. Resolve guest problems and handle requests promptly according to hotel standards. Coordinate emergency procedures with the general manager and corporate director of engineering. Assist in developing emergency plans, conducting drills, and training staff on emergency systems and equipment. Schedule inspections and maintenance of emergency equipment. SPECIFIC JOB KNOWLEDGE, SKILLS AND ABILITIES : Advanced knowledge of building management systems. Experience installing and troubleshooting electrical switches, operating boilers, and repairing appliances. Comprehensive understanding of electrical, HVAC, plumbing, and life safety systems. Stay current with technological advances relevant to hotel operations. PHYSICAL DEMANDS : Regularly required to walk, climb, bend, lift, push, pull, and operate in noisy, cramped, and extreme temperature environments. Able to operate under mental and physical stress. QUALIFICATIONS : College degree or relevant engineering courses preferred. Vocational training or certification in HVAC, plumbing, or carpentry. Minimum of 3 years of hands-on experience. Hotel experience is a plus. Knowledge of hotel operations. Leadership and effective communication skills.
