Our values encompass every aspect of our culture and drive our passion for continually creating and providing best-in-class commercial real estate property solutions for the evolving needs of our clients.If you are considering sending an application, make sure to hit the apply button below after reading through the entire description.It is our people and our value-driven culture that make CCP a leading commercial real estate firm with demonstrated expertise in Commercial Sales & Leasing, Property & Asset Management, Construction Management, Hospitality Management, Project Management, Land Sales, and Forestry Consulting.We are actively looking for an experienced *Building Engineer in Kansas City, MO* to join our growing organization.*Duties include but are not limited to the following:** With Senior Property Manager approval, hires new engineers and assists in training.* Monitors and supervises ongoing work by contractors and in-house personnel to ensure optimal performance, including capital projects.* Provides direction and support to engineering staff; works with team to perform required tasks.* Oversees all operations of the building systems.* Working closely with Senior Property Manager, prepares annual budget cost estimates for engineering and capital expenses, and ensures operation within the approved budgets.* Reviews plans and construction of building and tenant alterations to assure conformity with design criteria.* Knows the correct operation of the Energy Management System.* Develops, implements, and maintains energy conservation programs.* Implements preventive maintenance programs.* Runs and maintains the utility program that calculates billing for tenant above-standard electrical usage.* Maintains up-to-date, orderly files of building plans, equipment, etc.* Responds to building emergencies after-hours, weekends and on holidays.* Discusses and professionally resolves issues/problems with tenants and employees in conjunction with Senior Property Manager.* Responsible for protecting and improving the value of the owner's asset and ensuring that building machinery and systems meet or exceed their rated life.* Issue access badges and keys.*Required Skills and Experience*To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. A.) or equivalent from two-year college or technical school; or five years related experience and/or training; or equivalent combination of education and experience. BOMA Systems Maintenance Administrator Designation (SMA) highly desirable.*Language Skills* :Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.*Mathematical Skills* *:*Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.*Reasoning Ability* :Ability to solve practical problems and deal with a variety of variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.*Certificates, Licenses, and Registrations* :Refrigeration Operator or Stationary Engineer License or equivalent from local jurisdiction in which building resides. CFC Refrigerant Handler Certification in order to comply with the 1990 Clean Air Act under Section 608. Any other permits or licenses required by law or code.*Other skills and abilities* :Strong mechanical background. Four or more years of supervisory experience in the commercial real estate trade (Class A or B), thorough knowledge of employee relations, HVAC, plumbing, structural, electrical and related mechanical systems. Knowledge of computer hardware and software applications for building operation, maintenance, and energy management procedures.Computer skills including knowledge of Microsoft Office, ability to utilize a smart phone, laptop and desktop.Strong customer service skills.*Physical Demands* :The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
