Building Engineer

Under the direct supervision of General Manager, Engineer will be responsible for delivering and maintaining all facilities of a residential high-rise building. General expectation is that this role maintains and preserves the life of all common area equipment, inclusive of both the interior and exterior of the building and complies with all City, County, State, OSHA, and all governmental agency mandates.

•Engineering management & maintenance of a residential facility; including common areas, amenity space and parking garage.
•Track quarterly cost analysis all maintenance items; filters, belts, valves, parts, etc.
•Efficiency analysis and energy savings audits done on a quarterly basis.
•Create, execute, and maintain an automated preventative maintenance program to include all components of the building.
•Implement and maintain all required maintenance SOPs as directed by GM and VP of Risk Management.
•Coordinate, maintain, and keep current all building component inspections.
•Supervises maintenance team, contractors and any other departments as assigned by the GM. Develops training to ensure excellence in job performance.
•Building and maintaining strong relationships with outside vendors.
•Coordinate contracted services and repairs, alongside the GM.
•Keeps complete and accurate records of all maintenance requests submitted, commented on, and completed.
•Must be available for "on-call" after hours, weekends, and holidays and available for emergencies, as needed.
•Ensures all safety precautions and procedures are followed while performing assigned duties.
•Competent in halting water based/plumbing emergencies (This role does not perform non-emergency plumbing repairs).
•Able & willing to perform minor work; such as painting, cosmetic repair, light fixture, damper actuators, etc.
•Good communication skills to the Team, Management and Association Owners to support the Community.

Requirements
•Minimum of 3-5+ years of engineering or maintenance experience.
•Should have Intermediate knowledge of involved trades; electrical, plumbing, fire systems, elevators, and mechanical systems.
•Able to read & interpret building design drawings.
•Knowledge of annual inspections, City of Austin & Austin FD in particular
•Maintenance knowledge of:

o HVAC water-based cooling & heating systems (Cooling towers, water source heat pumps, looped systems)

o Domestic Water & Sump Pumps

o Fire pump control and safety systems

o Trash room/compactors
•Experience with BuildingLink or comparable Facilities/CRM software preferred.
