Job Title: Property Engineer Description: We are currently seeking a proactive, skilled, and motivated Property Engineer to join our engineering team. The Property Engineer will take on a vital responsibility in the ongoing maintenance and optimization of several commercial properties. The Property Engineer will serve as a key operational leader, directly managing various facilities maintenance functions across multiple properties. This is a working role that requires direct involvement with tools and systems. You will be expected to execute, troubleshoot, and optimize all systems related to mechanical, HVAC, plumbing, and electrical infrastructure. You will also participate in coordinating access for vendors, documenting daily tasks, and proactively responding to building needs. Key Responsibilities: Work closely with the Chief Engineer and Assistant Chief Engineer to schedule and carry out preventative maintenance tasks.
Manage the upkeep and repair of essential building systems including HVAC, electrical, plumbing, and generators.
Maintain and service chillers, motors, air handlers, and water treatment systems to ensure efficiency and performance.
Conduct electrical repairs including breaker and ballast replacement, general wiring, and lighting.
Perform plumbing repairs such as faucet servicing, P-trap adjustments, and sewer line maintenance.
Handle generator testing, refueling, and vendor coordination for emergency systems.
Keep detailed documentation of maintenance work through daily work order logs.
Perform routine structural inspections and maintain blueprints, manuals, and specification documentation.
Participate in emergency response planning, especially for seismic-related events.
Provide training and mentorship to new and existing maintenance staff.
Qualifications: High school diploma or equivalent; a college degree is preferred but not required.
5 to 10 years of experience in commercial building maintenance, facilities management, or construction management.
Expertise in HVAC systems, plumbing infrastructure, and electrical systems required.
EPA Technician Certification required; Universal Classification preferred.
State/local licenses for stationary engineers or HVAC preferred.
Experience using building automation systems and intermediate computer proficiency.
Strong familiarity with architectural and engineering drawings and building layouts.
Skills and Attributes: High energy, self-directed, and dependable.
Able to prioritize tasks, multitask effectively, and work independently or as part of a team.
Strong communication and documentation skills.
Ability to think clearly in stressful situations and respond appropriately to emergencies.
Technically skilled in all major systems with a commitment to continuous learning and retrofitting older systems.
Must possess valid driver's license, reliable transportation, and be able to travel between properties.
Ability to be on-call and work variable shifts including weekends and holidays as required.
Physical Requirements: Must be able to lift up to 75 lbs.
Must be comfortable working on ladders, in confined spaces, and at varying heights.
Regularly required to stand, kneel, climb, crouch, and use hand tools.
