Required Qualifications
High School Diploma or GED
Two years of experience working as a Head Engineer 2 or equivalent experience
State of Minnesota Chief C Boiler License or ability to obtain one within 12 months of appointment
Technical knowledge concerning maintenance, operation, and troubleshooting of building equipment
Knowledge of custodial topics including standard methods, materials, tools, and hazards
Ability to work in any district-established confined space area (i.e.: boilers) and approved to wear respiratory equipment with no physical restrictions (Should it be in Physical Requirements)
Must be adaptable to handle building emergencies and multiple tasks and must be able to assign work effectively to others custodians in the building
Maintains good hygiene with neat and clean appearance
Maintain reliable attendance record and punctuality
Work collaboratively and interact in diverse environment with people of all ages including students with high level of integrity
Ability to work alone or as a team with minimal supervision
Ability to communicate and follow written and oral communication
Requires independent judgment to prioritize, analyze, and apply solutions to various maintenance, custodial, and repair problems
Demonstrated positive attitude towards people with whom one works, ability to work cooperatively and willingness to accept instructions and training
Satisfactory past performance record, indicating the knowledge of district maintenance methods and procedures, which indicates the capability of instructing subordinates in the proper use of district methods and procedures
Basic working knowledge of personal computers and office machinery
Willingness to continuously learn and be open to feedback to improve individual performance
Responsibilities:
Perform daily custodial duties including cleaning windows and floors, collecting and dumping trash, etc.
Conducts maintenance checks and service on various parts of school boilers, water pumps, air compressors, steam converters, water heaters, refrigerator/freezer pumps, air handling systems and all other HVAC systems
Maintains and repairs basic electrical and plumbing systems and equipment
Grounds maintenance, including lawn work, playground equipment, sidewalks, steps, and handicap parking areas
Coordinate activities and work direction for custodial staff to ensure overall cleanliness of the building
Maintain a working awareness of safety procedures and methods, including blood borne Pathogens and Minnesota Right to Know
Knowledge and maintenance of various technical manuals and logs
Consult with various building and/or district administration officials regarding building expenditures, purchases, contractors, vendors/suppliers, deadlines, and vacation requests
Maintain records including maintenance reports, budget reports, supply inventory of parts and supplies
Open buildings, deactivate alarms, and inspect for vandalism and mechanical system problems
Assists and collaborate with Principal, maintenance employees, teachers, and vendors with set ups and tears down for school activities such as sporting events, concerts and other meetings or special events
Responsible for building security, on call evenings and weekends
Maintain and program master clock, bells and intercom
Work with outside contractors and aid Central Maintenance Personnel when they are in the building
Be aware daily of building security and work closely with the principal and Operations Office on security issues, such as bomb threats, fire alarms and emergency situations
Responsible for large scale operation of the athletic field, gymnasium complex and auditorium
Prepare extensive use of the building for Community Education events
Coordinate multiple shifts of custodial employees
Ensure safe and efficient swimming pool operation and existence of pool safety equipment
Set up for and clean up after breakfast and lunch programs as needed
Monitor the night custodian’s work performance on a daily basis
Attend mandatory meetings
Train the night personnel
Must maintain safe maintenance practices and adhere to safety requirements.
Performs other related duties as assigned.
