What you'll do:
THE BRASS TACKS Maintain the building's physical, mechanical, electrical, and plumbing systems. Core responsibilities include but are not limited to:
Electrical- diagnosis and replacement of receptacles, switches, lamps, PTAC units, washers/dryers, pool pumps, vacuums
Plumbing- diagnosis and replacement of faucets, sinks, toilets, drains, mixers
Carpentry & Painting- repairing drywall, baseboards, doors, light remodeling
Mechanical Systems- HVAC, water heaters, boilers, heat pumps, skid steer, snow blowers and golf carts
Pool maintenance, chemical and debris control
Uses and helps provide best practices to troubleshoot and repair equipment and systems
Provides hands-on training and collaboration to other engineering team members
Promotes energy conservation and continuous improvement of engineering functions
Records all pertinent data in building logbooks and makes all appropriate daily entries
Processes administrative paperwork in accordance with departmental policies and procedures
Ensures the security, cleanliness, preventive maintenance, and repair of all engineering department tools, equipment and safety features are in accordance with established procedures and budgets
Ensures all maintenance and engineering storerooms and workspaces are kept in a clean and orderly manner
Stores all tools, equipment, and spare parts in proper location. Ensures proper treatment and care of tools and equipment used to perform tasks
Responsible for completing delegated work orders in a timely and professional manner
Provides open and effective lines of communication and addresses issues or concerns in a prompt and efficient manner
Reports and addresses unsafe conditions immediately
Provides highest quality of service to tenants, staff, and visitors
Participates in regular required communication with management, tenants, and other team members
Performs other tasks and responsibilities as directed by management
THE NITTY GRITTY High school graduate or equivalent
3-5 years maintenance experience with proven ability to perform general repair
CPO certification, preferred
Must have a general understanding of electrical, plumbing, painting, carpentry, and mechanical systems
Ability to effectively perform patching, caulking, painting, or staining of a variety of surfaces.
Must understand refrigeration cycles and HVAC repair.
Must have knowledge and the ability to operate tools, hand tools and power tools in a safe and efficient manner.
Ability to perform property inspections and identify/address areas of concern
Basic computer skills such as typing and email correspondence
Skilled in following safety practices and recognizing hazards
Ability to read temperature gauges, utility meters, etc
Ability to work independently will little direction
Ability to regularly lift and/or move up to 50 pounds
Ability to push and/or pull equipment or furniture
Ability to perform duties that may require walking, standing, or bending
General knowledge of safety laws, rules, and regulations
Proficient interpersonal skills for establishing and maintaining effective work relationships with co-workers, other departments, and staff, and public.
Excellent written and verbal communication skills
Ability to assess a situation and provide solutions/remedies
Must possess basic math skills such as addition, subtraction, and understanding units of measurement
Ability to read and speak English fluently is required
May work evenings, weekends, and holiday shifts as required.
Ability to perform physically strenuous work across a large property, including walking long distances daily; working outdoors in inclement weather (both high heat and humidity, and freezing temperatures with wind, snow & ice); ability to work on ladders and roofs.
Ability to prioritize and manage multi-functional tasks
Ability to work effectively under pressure and within strict time constraints
Bilingual Spanish/English preferred
