Job Responsibilities
: Building Operations & Maintenance: Perform daily building inspections to ensure optimal performance of mechanical, electrical, and plumbing (MEP) systems, including HVAC, elevators, lighting, fire/life safety, and energy management systems. Conduct routine and emergency maintenance and repairs to building equipment and systems. Maintain the integrity of critical systems, including chilled water systems, boilers, air handlers, VAV boxes, and pumps. Manage building automation systems (BAS) and respond promptly to system alarms and alerts. Coordinate and oversee service contractors and vendors performing work on-site. Preventive Maintenance: Execute and document scheduled preventive maintenance programs to maximize equipment uptime and extend asset life. Identify and recommend equipment upgrades, replacements, or efficiency improvements. Tenant & Customer Service: Respond to tenant service calls and resolve issues promptly while maintaining high tenant satisfaction. Communicate professionally with tenants, vendors, and property management staff. Compliance & Safety: Ensure compliance with all local, state, and federal regulations, including OSHA, fire/life safety codes, and environmental standards. Maintain clean and safe mechanical rooms, roof spaces, and general building areas. Participate in after-hours emergency response and rotating on-call schedule. Administrative Duties: Maintain accurate records of work orders, inventory, equipment logs, and maintenance activities. Assist in the development of capital and operating budgets related to building operations.
Basic Hiring Criteria Minimum 5 years of experience in commercial building operations, specifically within Class A office buildings. Strong working knowledge of HVAC, electrical, plumbing, and building automation systems. Universal EPA 608 Certification (required). Valid driver's license and reliable transportation. Strong troubleshooting and diagnostic skills. Ability to read and interpret blueprints, technical manuals, and schematics. Computer proficiency work order systems, BAS interfaces, Microsoft Office). Strong communication and organizational skills. Ability to work independently and as part of a team.
Desired Qualifications: Building Operator Certification (BOC). LEED accreditation. OSHA 10/30 certification. BAS experience Trane, Siemens, Honeywell).
